Our Journey through 2017-18 starts with Group-wide highlights and stories about our colleagues before showing key successes for our housing associations Severnside Housing and South Staffordshire Housing Association. We then move onto our care and support provider Care Plus followed by our maintenance and home improvement service Property Plus. Finally, we end with Severn Homes which specialises in marketing and managing private sector housing for rent, sale and shared ownership.

Housing Plus Group

We received the highest housing regulatory ratings of V1 for viability and G1 for governance.

We built or acquired 237 homes for 869 people.

We made efficiency savings totalling £1.3 million.

Rent arrears were 1.04% against a target of 1.86% in Shropshire and 1.41% against a target of 2.06% in Staffordshire.

Our support helped customers secure £1,481,956 in additional income…

…and helped over 100 people back into work, training, volunteering and education.

We sold and rented the final properties at our flagship 40 home development at Curlew Meadows in Baschurch, bringing in an additional £800,000 of income to subsidise provision of more affordable housing.

We opened River View, our £6.7 million development in Penkridge, Staffordshire, providing 41 contemporary retirement living apartments.

The Care Quality Commission awarded a “Good” rating in all five categories for the care services we provide.

The number of care hours we delivered increased from 13,187 to 62,366.

Nearly 94% of customers were satisfied with the repair service they received.

Our people

We employ 537 people.

Our colleagues completed over 10,000 hours of training.

Sickness absence was 2.6% compared to an average of 3.3% for not-for-profit organisations.

We raised over £2,500 for Macmillan, the MS Society and Sands (stillbirth and neonatal death charity).

We built 147 affordable homes…

…and 26 for outright sale.

Over 96% of customers said they were satisfied with their new-build home.

Developments included 26 homes in Shrewsbury…

39 in Telford…

31 in Cannock…

…and 41 in Penkridge.

Over the next 12 months we expect to invest another £22 million in building at least 177 new homes including in areas such as Shrewsbury, Telford, Codsall, Broseley and Acton Burnell.

For every £1 invested in the construction of a new development, social return added up to £8.54.

That was a staggering £187 million last year.

1,039 new tenancy agreements were signed.

92.6% of tenants sustained their tenancy for more than 12 months.

987 empty properties were returned to a lettable standard.

Our Fair Landlord policies mean we are saving £600,000 a year to invest in additional home improvements and maintenance.

Total value of rent collected: £56,615,485.

£682,017 of rent arrears was collected from current tenants…

…and £430,362 of rent arrears was collected from former tenants.

Over 1,000 hours of customer support and access to the internet were provided at our Digital Dens.

3,420 people attended our training programmes, including 1-2-1 support, job clubs and work placements.

27 young people received life skills support through work with the Prince’s Trust and Wolverhampton College.

68 people gained learning certificates through the Digital Dens and 16 achieved City & Guilds qualifications.

We helped 25 people secure employment.

We used National Lottery and European funding to help 92 young people get into work, education, training or volunteering.

801 people were supported by the money advice team, helping them to reduce debt, maximise income and budget efficiently.

Our support helped customers secure £1,481,956 in additional income.

Customers’ savings included £24,000 in water bills and other utilities.

Our debt counselling service resulted in £46,000 of savings.

We answered 138,059 calls from our customers.

Nearly 80% of queries were resolved in a single contact.

9,109 customers visited our reception in Shrewsbury.

Over 80% of customers were satisfied with the service provided at our call centre.

Over 7,000 customers and stakeholders follow, like, and engage with us on social media.

Our websites got nearly 20,000 hits every month.

1,300 surveys were carried out to get customers views on our services.

64 customers have been recruited to give regular feedback through our Let’s Talk work.

The customer-led scrutiny panel volunteered 182 hours of their time to give feedback on our services.

Care Plus

We have 34 retirement living communities.

1,539 people live in our retirement living communities.

93% of customers say they are happy with our retirement living communities.

For every £1 invested in extra care retirement living, the benefits add up to £11.01.

Over 5,000 well-being activities, including bingo, lunch clubs, coffee mornings and exercise classes were organised in our retirement living communities and extra care schemes.

We helped 1,040 customers maintain their independence in Shropshire through our support service.

100% of customers are happy with the care and support we provide.

We provide over 1,600 hours of domiciliary care each week.

Property Plus

We spent over £20 million repairing, improving and maintaining homes…

…completing over 20,000 repairs.

94% of customers were happy with the repair service they received.

97.5% of responsive repairs were completed within target…

…and 93.8% of routine repairs were completed within target.

We carried out 12,751 safety checks including electrical, gas servicing and fire risk assessments.

A total of 874 new boilers were installed…

…cutting energy bills for customers by an average of £300.

64 homes were rewired.

We fitted 363 new kitchens.

We installed 544 new bathrooms.

850 new doors were hung.

Severn Homes

More than 120 homes are privately rented.

We sold 26 homes at Curlew Meadows in Baschurch…

…with a further four being privately rented.

We marketed a further 46 homes for shared ownership…

…and 14 for private rent.

We are marketing the final six apartments at River View, Penkridge available for shared ownership.

We plan to market a further 44 shared ownership properties due to be completed by 31 March 2019.
